Kempinski Residences Miami: A Buyer’s Guide

October 29, 2026

A branded residence at the gateway to the Design District

Kempinski Residences Miami Design District brings the Kempinski hospitality brand to a planned residential project on Biscayne Boulevard. For a buyer, the attraction is the combination of a recognizable service brand and access to Miami’s design, dining and cultural scene. But a brand name is a starting point for due diligence—not a substitute for reviewing the property, contract and ownership costs.

The developer’s official FAQ identifies project addresses at 3801 and 3883 Biscayne Boulevard. Kempinski’s project page describes two towers of 64 residences each and six townhomes. Treat these as published project plans, not a representation that construction or amenities are complete. Confirm the latest approved plans and delivery information directly with the sales team.

Three residences to begin your comparison

These are the property links supplied for Willow’s campaign. Prices, availability, floor plans and listing details can change; ask Willow to confirm the exact residence before making a decision.

Do not compare units on price alone. Request the actual floor plan, interior and exterior areas, orientation, terrace dimensions, parking allocation and included finishes. Check how square footage is measured and whether promotional images show that specific residence or a representative design.

What does the hospitality brand include?

Ask which services are included in association dues, which are charged separately, and who will operate them. A concierge offering is not the same as unlimited housekeeping or hotel-style services. Review the management arrangements and whether the branding or service agreement can change.

Amenities should be evaluated against how you intend to use the home. Ask for the current amenity schedule and anticipated operating costs. Renderings illustrate a proposed design; artistic renderings are subject to change and do not guarantee views, furniture or final specifications.

Questions before signing a new-construction contract

  • What is the deposit schedule, and how are deposits held?
  • What does the contract say about estimated delivery, delays and cancellation rights?
  • Which finishes, appliances, parking spaces and storage areas are included?
  • What changes can the developer make under the contract?
  • What is the estimated association budget, and which expenses are excluded?
  • Are financing, assignment, resale, guest-use or leasing restrictions relevant to your purchase?

Have a Florida real estate attorney review the actual contract and condominium disclosure package. A lender should review project eligibility early if you plan to finance. Do not assume a projected completion date or estimated monthly fee is a contractual guarantee.

Put the residence in context

Compare Kempinski with other Miami condos using total ownership costs, location, service commitments and your expected holding period. A broker can help organize comparable listings; a valuation is not a promise of appreciation or resale liquidity.
