The Standard Residences Brickell: A Buyer’s Guide
The Standard, specifically in Brickell
The Standard Residences Brickell is the project covered in this guide. It is not The Standard’s separate Midtown project, and it should not be described as Edgewater. The official Brickell project website identifies the address as 690 SW 1st Avenue, Miami, FL 33130.
For condo buyers, Brickell offers a distinctly urban setting. The relevant question is not simply whether a building has an appealing pool or stylish interiors: it is whether the location, residence layout and ownership arrangements fit your everyday life and longer-term plans.
Look beyond the lifestyle imagery
The developer markets the project around The Standard lifestyle and residential amenities. Review the official residence and building pages, then request the current sales package. Marketing videos and renderings communicate a concept; they are not a guarantee of final finishes, furnishings, views or services.
A useful comparison starts with your priorities: primary residence, second home or investment; preferred layout; outdoor space; parking; storage; accessibility; and acceptable ongoing costs. Ask which amenities are planned, when they are expected to be usable, and whether any services carry separate charges.
Evaluate the Brickell location in person
Visit at different times of day. Test the routes you expect to use, including access to public transport, the Underline, grocery stores, restaurants and your workplace. Check nearby construction and street noise. Walkability is personal: a convenient map location does not establish how a particular entrance, crossing or route will feel to you.
Within the building, evaluate floor level and orientation separately from the marketing view. Ask what neighboring sites could be developed. Review floor plans carefully rather than assuming an attractive video represents your specific unit.
Understand the cost of owning the residence
Request the latest estimated association budget and identify what dues include. Add property taxes, unit insurance, utilities not included in dues, financing and any applicable service charges. New-construction budgets are estimates; future operating costs and assessments may differ.
If you intend to lease the home, obtain the condominium’s actual leasing and occupancy rules. Do not assume a hospitality brand permits short-term rentals, guarantees rental income or makes the residence a hotel investment.
Before paying a deposit
- Request the unit-specific floor plan, dimensions and finish schedule.
- Confirm parking, storage and service inclusions in writing.
- Have your attorney review deposits, escrow, cancellation terms and permitted changes.
- Understand delivery provisions and your responsibilities if financing changes.
- Ask your lender whether the project meets its requirements.
- Review use, guest, pet, leasing and resale restrictions.
Keep the developer’s sales materials alongside the signed contract, but recognize that the contract and governing documents determine your rights. Discuss unclear terms with an independent Florida real estate attorney before signing.
